Our single-family work is focused on spec home development, not third-party custom home contracting. This disciplined focus allows us to refine our product and our processes to maintain a high degree of operational efficiency in residential development.
We utilize repeatable home concepts and plan frameworks. Rather than designing from scratch for every property, we analyze the topography and market profile of an acquisition, and match it with an appropriate structural model to ensure efficient construction timelines.
We evaluate challenging sites, including slope, access, utilities, zoning, and topography, where a clear development path can be established. We coordinate with engineering professionals to determine the viability of steep slopes or difficult grades.
As density needs increase, lot sizes decrease. We focus on maximizing livable square footage and practical appeal on smaller footprint lots. Our floorplans are selected to ensure functional space utilization within restricted land constraints.
Understanding land value requires knowledge of local codes. We evaluate restrictive zoning, critical area designations, and jurisdictional requirements to determine a property's feasibility and highest and best use.
